Articles of Incorporation: Establish the existence of the Easton Club East Community Association (ECECA) and provide essential details about its structure and purpose. Not subject to change. Applies to all lots.
Declarations: Ten amended and supplemental declarations outlining the rules, regulations, and covenants governing ECECA. Changing these documents is a difficult and expensive process, requiring the vote of three-fifths of all members of ECECA, as well as legal review and filing. All homeowners became members of ECECA and assented to the provisions of specific Declarations when they signed their deeds.
Bylaws: Established by ECECA to govern internal affairs and operations. ECECA Bylaws may be changed by two-thirds of the association members attending an ECECA meeting that meets a quorum of 10% of all members. Applies to all.
Architectural Committee Guidelines: Established and altered periodically by the Architectural Committee under the authority of Section 10 of the First Amended and Restated Declaration. Applies to all lots.
Committee Charters: Identifies official ECECA Committees and their Charter documents. The Board may create, alter, or revoke charters. This is not true of the Architectural Committee, which is authorized separately under the First Amended and Restated Declaration.
Clubhouse Rules and Regulations: Includes the clubhouse, swimming pool, and snow removal policies. These are created by the Board of Directors, who can also change them. Applies to all.
